Middle Oak Management Ltd.
Guidance and Regulations
Most of the regulations that govern our private (un-adopted) estate are the same as would apply to any public (adopted) estate. The main difference is that the borough or parish council may choose not to enforce their regulations. As a private estate most of our regulations are there to try and save money and can be removed or added to depending on the wishes of the majority of shareholders.
Guidance for Residents and Visitors
We ask that there is no parking on grass verges, our estate is built on a clay rich soil which when wet can become very soft, meaning soil brought back onto the road will block the surface water drains. Additionally driving on verges can damage or loosen curb stones meaning unexpected and costly damage to road edges. Please refrain from parking across pavements, obstructing the pavement causes problems for many of our older residents, some of whom suffer with failing eyesight and mobility issues, it also causes problems for residents pushing prams.
Please also control shrubs or trees from your front gardens overhanging the pathways the reason being the same as above. We ask that oil or other substances is not poured into the surface water drains. Please dispose of it at the council re-cycling centre on Whessoe Road. Our drains discharge directly into the seasonal stream to the north of our estate. Pollution events are investigated by the EA.
Littering and fly-tipping are not acceptable, we have no litter bins or dog waste bins on our estate and the village litter picking employee rarely ventures onto the estate. We would ask all dog owners to bag any dog waste and dispose of it in their own bin. All highway rules apply on our estate, vehicles must be MOT tested, taxed and insured if they are parked on the common land, with users appropriately qualified and licensed for the vehicle that they are using. On your own land the relevant laws regarding cars and vehicles apply and Middle Oak Management will not become involved in any dispute.
Special Regulations
We ask that you abide by the 15mph limit which is sign-posted for our estate. We want our estate to be a place where young children can play safely. Caravans, boats and trailers can only be parked on common land for 21 days in any calendar year. As above on your own land Middle Oak Management will not become involved in any dispute over storage.
There is no automatic right to construct either a drive or hard-standing area across estate land, if you want to build either of these please contact a director prior to starting work, our rainwater drains whilst fit for purpose may be damaged by construction machinery.
Changes to Regulations
No shareholder wants their home and living environment to be heavily policed and as such we do not want to create new regulations. If you think there should be changes to regulations, either a new item, removal or modification of an existing regulation then please feel free in the first instance to talk with a director for clarification. Then, if necessary, propose a change at the AGM or EGM with a suitable seconder. This proposal will be voted on by all shareholders present with directors acting on the instructions of the meeting and not under any opinion the director may have.
Neighbours
If there is something a neighbour does that offends or annoys you then please talk directly with them. The directors will listen to your complaint if it is related to our regulations, but we are not there to act as mediators. Please be considerate of your neighbours; everyone is fighting a battle in life even if they don’t share it with everyone.
